Search for "BMS cost per m²" and you'll find a range that varies wildly. It can be difficult to get a clear idea of the budget needed to equip a building.
However, it is important to understand that the price of a BMS can vary significantly due to site-specific requirements or the installer's proposal.
What really drives the cost?
Before even discussing software, there are on-site realities that carry significant weight, regardless of the chosen provider:
- Existing infrastructure : A new building where cables are run through empty drop ceilings costs less than an occupied, heritage-listed site where every intervention must be negotiated with the tenant.
- Targeted BACS class : Class A (fine-tuned control, continuous optimization) is inevitably more expensive than Class C (alarms and basic scheduling) because it requires more measurement points and more complex control logic.
- Equipment communication protocols : Native Modbus or BACnet equipment can be connected in a day. Proprietary, non-communicating equipment (like an old Toshiba BMS) requires a gateway, a workaround, or sometimes a full replacement.
- Supervision granularity : Supervising production is one type of project. Supervising every individual room, thermostat, and outlet is another.
These four factors can cause a quote to fluctuate before a single software provider has even been selected. That is why we never provide pricing without a site visit—not out of commercial discretion, but because any figure given beforehand would be pure fiction.
The real issue: where the money goes
Now, for the question that matters most: "Why does SCORP-IO sometimes cost more than a legacy BMS for the same equipment?"

In other words: the pricing logic for good software isn't calculated based on manufacturing costs, but on what it prevents or enables: anticipated breakdowns, energy drift corrected in real-time, and compliance maintained effortlessly.
